<p>The systems installed were Air Conditioning, Ventilation, Hot Water Services, Cold Water Services, Drainage and Controls.</p>
<p>The Heating and Air Conditioning is integrated by an ASP centralised control system which will control lights, Heating, Air Conditioning, Curtains and TV/HiFi all from a central control panel/remote and satellite panels in each room.</p>
<p>The Air Conditioning has been provided by Mitsubishi Electric using whisper quiet ducted Fan Coil Units and flush fitting flangeless fixed bar linears to reduce the aesthetic impact.<br />
Ventilation to the Flats is by a VES Andover ducted heat reclaim supply and extract unit complete with automatic “non occupied” mode and inverter control. The unit reclaims up to 80% of the extracted heat which is recycled back into the flats in the fresh air system.</p>

<p>Hot water is derived from Electric water Heaters as gas wasn’t available and the water pressure booster to accommodate the high capacity showers.</p>
<p>Summit Design fixed the free issue sanitary ware which was supplied by West One Bathrooms.</p>
<p>The Flats have been finished to the highest standard as befits the quality level of the  property.</p>

<p><strong>Fluorinated Gas (F-Gas) Legislation:</strong></p>
<p>The F-Gas Legislation was first implemented on the 04th of July 2007. The aim of this legislation is to reduce the amount of Fluorinated gases or HFC’s been released into the atmosphere HFC’s include R407c and R410a refrigerant gases. Although these gases are non-ozone depleting, are non-flammable and have low toxicity levels they have a high global warming potential.</p>
<p>This regulation also stipulates the following with regard to regular leak testing;</p>
<p><strong>Gas Quantity Minimum Test Frequency</strong></p>
<p>3 Kg or more Annually<br />
30 Kg or more 6 monthly checks<br />
300 Kg or more 3 monthly checks plus mandatory leak detection system must be installed.</p>
<p>Summit Design will provide you with a comprehensive set of reports on all systems covered under the maintenance agreement on completion of each maintenance visit.</p>
<p><strong>Key Dates – HCFC Phase-out</strong></p>
<p>HCFC’s current legislation is SI 281/2006 control of substances that deplete the Ozone Layer, enacting EC Regulation No 2037/2000.</p>
<p><strong>From the 1st of January 2010 the use of virgin HCFC’s (namely R22 refrigerant gas) in the maintenance and service of refrigeration, air conditioning and heat pump units will be banned.</strong></p>
<p>From the 1st of January 2015 the use of all HCFC’s including reclaimed and recycled HCFC’s will be banned. HCFC containing systems can be operated after this date until such time as maintenance/service is required on that equipment.</p>
<p>As with the F-Gas Regulation it is also a legal requirement that all equipment containing 3Kg’s of a refrigerant classed as an Ozone Depleting Substance (ODS) are to be checked annually for leaks. Records of such must be retained for inspection, to contain the following information, date of inspection, possible losses, corrective actions taken, maintenance jobs carried out and any other relevant information.</p>
<p>This legislation will not only affect installation and maintenance engineers but also end-users who are expected to retain details of regular checks as outlined above.</p>
<p>As outlined in this legislation all personnel involved with the use or recovery of these gases must have a minimum qualification of the City &amp; Guilds 2078 Certificate in Handling of Refrigerants Scheme (SI 281 of 2006 Section9 paragraph (2) (a).</p>
<p>All Summit Design engineers have successfully completed this course and hold this qualification; Certificates for same are available for inspection upon request at anytime.</p>
<h3>What are the advantages of a planned maintenance programme?</h3>
<p><strong>1. Reduce KW Hour Consumption:</strong></p>
<p>According to the latest ESB figures, in an average commercial building, over 40% of the<br />
annual energy bill is associated with air-conditioning and ventilation.</p>
<p>By introducing an <strong>energy conservation maintenance programme</strong>, a saving of up to 25% can be made in your company’s electricity bill by maintaining your air conditioning equipment and continuing its efficiency and in return reducing your consumption of KW hours.</p>
<p>Typical Energy End Use in an Air Conditioned Office</p>
<ul>
<li>Lighting 14%</li>
<li>Heating/Hot Water 46%</li>
<li>Fans, pumps, controls 16%</li>
<li>Catering 1%</li>
<li>Other 7%</li>

<p>A simple example is illustrated below;</p>
<p>4 no. 12.5kW split system air-conditioning units with a planned maintenance program based on 10 hr/day will operate at a cost of approx £15.51 per day.</p>
<p>Without a planned maintenance program in place these costs could increase to a daily operational cost of £ 20.68 or 33%.</p>
<p>Therefore, a saving of approximately £1,887.00 could be made on an annual basis.</p>
<p>When this saving is compared to the cost of a maintenance program of approx £1,149.92 per annum based on the equipment as above, it makes sense to implement these measures. Therefore a saving of £750.00 per annum is expected.</p>
<p><strong>2. Reduce Unplanned Service Callouts:</strong></p>
<p>A recent survey in the US showed that poor maintenance is the single biggest reason why air conditioning and ventilation systems fail to reach their design life. Out of 485 service calls from customers with broken down systems, it was discovered that 62% of these calls could have been avoided if the equipment was properly maintained.</p>

<p><strong>Air Conditioner Filters</strong></p>
<p>The most important maintenance task that will ensure the efficiency of your air conditioner is to routinely replace or clean its filters. Clogged, dirty filters block normal airflow and reduce a system’s efficiency significantly and increase running KW hours by up to 30%. With normal airflow obstructed, air that bypasses the filter may carry dirt directly into the evaporator coil and impair the coil’s heat-absorbing capacity allowing liquid to return to the compressor, which will eventually breakdown. Some types of filters are reusable; others must be replaced. Filters may need more frequent attention if the air conditioner is in constant use, is subjected to dusty conditions, or a particular process requires cleaner air.</p>

<p><strong>Air Conditioner Coils</strong></p>
<p>The air conditioner’s evaporator coil and condenser coil collect dirt over their months and years of service. A clean filter prevents the evaporator coil from soiling quickly. In time, however, the evaporator coil will still collect dirt. This dirt reduces airflow and insulates the coil reducing capacity and efficiency. Therefore, your evaporator coil should be checked every year and cleaned as necessary.</p>
<p>Outdoor condenser coils can also become very dirty if the outdoor environment is dusty or if there is foliage nearby. You can easily see the condenser coil and notice if dirt is collecting on its fins.</p>
<p><strong>Protection of Your investment</strong></p>
<p>If the above works are not carried out it is likely that the air conditioner will fail, freeze over, increase running KW hours and reduce its life cycle and will also increase consumption of KW running hours. If the air conditioner is not well maintained the unit needs to work harder to achieve the desired room conditions.</p>
<p>Eventually the unit will burn out, like a car engine that runs for hundreds of thousands of miles and major components wear out. Maintenance of your system will result in many trouble free years of efficient running and will minimize breakdown call outs and spare part costs and reduce running consumption.</p>

To provide a purpose made solution to a commercial kitchen environment located in the prestigious Royal Exchange building located @ Bank in the City of London.</p>

<p>This problem was particularly difficult considering the building is grade 1 listed and the restrictions imposed by the Head Landlord and the Local Authority.</p>
<p>The building is of significant Historic interest to the City of London, a building that was not originally designed to house a Fine Dining Restaurant.</p>
<p>The Royal Exchange is a building steeped in history from its proud beginnings in 1565, to its glorious rebirth in 2001.</p>
<p>This is a site that has always stood for trade, indeed, archaeological evidence indicates that the site has been of importance since the Roman times and was the original Stock Exchange.</p>

<p>The enormous vaulted trading area is surrounded by balcony Terraces where the wealthy traders could view the progress of their sales. These Mezzanine floor balconies are now part of the hugely popular bar and grille operation and the fine Dining Sauterelle Restaurant to which we were entrusted to find a Kitchen Ventilation solution.</p>
<p>Summit Design worked very closely with Conran Partners, the interior designers, the Head Landlords and the Local Authority to achieve the required level of filtration and odour Control to ensure that a negligible level of odour was emitted into the atmosphere from the kitchen Extract air discharge position.</p>

<p>Firstly the stainless canopy was sized to suit the required equipment with the necessary overhang to ensure plenty of catchment. The cooking equipment, filters and ductwork was protected from the risk of fire by the installation of an Ansul fire suppression system which will automatically activate upon fire detection. This has the added advantage to reduce the cost of the Restaurants Insurance premiums.</p>
<p>The required level of filtration was achieved by the installation of the following:</p>
<p>Level 1: High Efficiency Baffle type filters to remove approximately 96% of Particulate.</p>
<p>Level 2: Installation of a Purified Air Electrostatic Precipitator consisting of a course pre-filter, pre-filter and a series of Electrostatic Plates which are negatively charged to 10,000 Volts, this, in turn, Ionises the air between the plates removing particulate down to 10 microns.</p>
<p>Level 3: Installation of a 12 tube Ultra-Violet Odour removal filtration unit which removes approx 98% of all odours.</p>
<p>Level 4: Odour neutralising unit to inject an positively ionised liquid into the air which then joins to the negative ions produced by the Electrostatic filter removing a further 1% of odour.</p>
<p>The fan unit used is manufactured by Helios and is from the Gigabox range of mixed flow fans. This fan unit provides excellent volume to static pressure characteristics to overcome the pressure of the canopy, filters and considerable ductwork run without the need to a belt driven centrifugal fan and the inevitable plant room that would be required to house it.</p>
<p>The fan is also extremely quiet. The whole installation utilised odour control equipment supplied by Purified Air who are one of the Countries leading odour control specialists. Summit have been working with Purified Air for over 10 years, together we have found solutions to many odour control applications.</p>
<p>Planned maintenance Access was also a big factor in the design, it was essential that sufficient access was provided in the ceilings, both fire rated and non fire rated in order to keep the system in optimum condition. Much of the access was disguised for aesthetic purposes.</p>
<p>Whilst odour reducing ventilation systems inevitably use more energy than standard systems this system is as efficient as possible without detracting from its purpose. The kitchen fresh air requirement was satisfied by the installation of wall mounted fans with filters to draw fresh air from outside, again the Royal Exchange wasn&#8217;t built to house a fine dining restaurant with the current ventilation requirements and the ductwork routes were long and difficult.</p>
<p>The whole system was designed in accordance with DW172, the kitchen designers manual and complies with Part F and the CIBSE guidelines for kitchen extract design. This Kitchen has now been operational for some time with 100% success, without the odour control system it just would not be possible for the restaurant to operate.</p>

				<content:encoded><![CDATA[<p>In March 2008 Summit Design was entrusted with the task to provide comfort cooling, heat pump air conditioning to the world famous 15th Century Public house based in the sleepy village of Bray near Maidenhead in Berkshire.</p>

<p>The problem with the environment in the pub was that it was extremely hot during the summer months and conversely very cold during the winter.</p>
<p>This was mainly due to the 15th Century structure and lack of thermal insulation in the walls and roof.</p>
<p>Not only were Summit Design lucky enough to secure the order to  provide air conditioning to the space, the prestigious client entrusted us with the task of obtain planning permission as well as Listed Building Consent for the installation also ensuring that the design and installation was in accordance with the Royal Borough of Windsor and Maidenhead Council requirements.</p>
<p>The pub dates back over 400 years and is rated as a grade 2 listed Building having significant historic importance and interest. It playing host to the British Royal Family, entertaining the young Queen Elizabeth II and other European Royal Heads of state in 1963 and being the chosen venue for Prince Philip&#8217;s stag night before his marriage to the Queen in 1947.</p>
<p>The Local Authority required that any plant should be completely hidden from view and any visible equipment be in keeping with the ancient structure.</p>

<p>We selected void mounted compact ducted air conditioning fan coil units either horizontal or vertical connected to a single Condenser in a VRF configuration. These fan coil units were installed into existing and new voids created within the space in keeping with the aesthetics of existing space. We succeeded in making the entire installation almost completely invisible.</p>
<p>As the majority of the internal space is an open area the client opted for the Heat Pump heat or cooling system which enables them to set the system to heating or cooling depending on the internal temperatures.</p>
<p>The condensing unit was hidden away in a light well at the rear of the kitchen and inter connecting pipework routed either in roof voids, surface on the roof or within rain water pipework to ensure that the minimum amount of pipework is visible.</p>
<p>After careful consideration we selected Mitsubishi Heavy Industries equipment for its compact and slim line fan coil units and its excellent efficiency rating (COP or Co-efficient of Performance).<br />
All equipment selected carries the class A rating ensuring that maximum Tax relief can be reclaimed by the Client.</p>
<p>Summit worked closely with distributors 3D to ensure the correct piping and wiring configuration.</p>
<p>The drawings were issued to both Planning and Listed Building and several meetings were held to fine tune the design in accordance with the Local Authority requirements. Once the drawings were approved sample grilles and diffusers were issued for approval by the listed building department and planners and also by the client.</p>
<p><img class="aligncenter size-full wp-image-28" title="Project Manager" src="http://www.summitdesign.co.uk/wp-content/uploads/2010/09/3.png" alt="" width="225" height="150" />Landlords approval was obtained by the client directly.</p>
<p>Having successfully obtained approval for the works to proceed the next hurdle was to carry out the installation without loss of trade for the client.</p>
<p>All the works were carried out around the Pubs normal operation; we devised a rota where the management released areas one by one, each area being finished before the next one was started.</p>
<p>There was no loss of trade because of the installation.</p>
<p>Once completed the system was tested and commissioned in accordance with Mitsubishi requirements and client instruction given.</p>
<p>We have also been entrusted with the planned maintenance of the system since completion to ensure that optimum efficiency is maintained.</p>
<p>This was awarded as part of the Contract already in place for the Air conditioning and Ventilation equipment for the rest of the group.</p>
<p>We have since been lucky enough to be awarded many installations and Maintenance related works on the Mechanical and Electrical infrastructure and have recently carried out a full fixed wiring test on all the cabling in the Pub.</p>
